The Farragut Building was originally built in 1963 and acquired by ING Realty Services on behalf of a private equity partner in 2005. Although in an outstanding location on Farragut Park, the building was not in great condition. It leaked badly, was not ADA compliant, needed a new HVAC system, a substantial fire/life safety system upgrade and major improvements to the common areas. Existing leases dictated that the building would remain occupied during any renovation work and all existing systems needed to stay operational. Further, work schedules would be severely restricted so existing tenants would not be disturbed during normal business hours.
Working with ING Clarion and their leasing team, CCSI helped assemble and lead a design/construction team to bring the building into the 21st century. A new VAV system was designed to replace the existing induction system while preserving class “A” ceiling heights within a very restrictive plenum space. A slick new fitness center was designed for the second floor and new toilet rooms, common areas and main lobby design were made part of the project. A complete elevator modernization package including new cab interiors was included along with exterior caulking and recoating of the building exterior. The finishing touches included a new revolving door and glass entry, a metal and glass canopy, and exterior stone pavers to give the building a strong street presence.
After a little more than one year of intense construction activity, all the major elements of the renovation were complete and in service. As tenant spaces turned over, elements of the old mechanical system were removed and replaced with the new energy efficient system. For long-term tenants, the HVAC system was replaced during nights and weekends. The building repositioning was extremely well received by the marketplace evidenced by the current occupancy rate over 98%. |
